Properly Exhausted Bathroom Vents

A common problem found on many existing roof systems are bathroom vents that are not properly exhausted. Bathroom exhaust fans must be vented out of the attic to prevent mold, moisture damage, and ice dams. Installing a dedicated vent with a damper on your roof along with an insulated duct in the attic which connects the bathroom fan to the roof vent installed on the roof, is the best solution for this problem. We often come across improperly vented bathroom vents blowing air into the attic unvented trapping moisture and heat in the attic. This easy correction is often overlooked by many roofing contractors who do not perform an attic inspection with their roof evaluation.

The Importance of Attic Ventilation

Why vent your attic? Venting the attic space will allow hot air out during summer months lowering the temperature by up to 55 degrees. This also moves moisture out of the attic that has escaped from the house, such as moisture from cooking, showers, and humidifiers, helping to prevent damage or mold. A properly vented attic can also lower utility bills and prevent your roof from prematurely failing. An attic inspection is recommended to be completed during any roof evaluation. During this process, we will evaluate your home’s existing attic ventilation and insulation, checking for any damaged roof decking, mold, or delamination that may be able to be seen from the attic.

GAF Master Elite® President's Club Award winners are selected from an elite group of roofing contractors that must first demonstrate proper licensing (in states that require it), maintain insurance, a proven reputation, and a commitment to ongoing professional training. In addition, qualifying contractors must also have met the criteria to earn the designation of a GAF Master Elite® residential contractor. Less than two percent of roofing contractors nationwide qualify for this award, earning one, two, or three stars for meeting specific criteria across high standards for reliability and service.

Permits: Homeowner or Contractor?

Permits are a necessary part of getting your roof replaced. If your contractor has asked you to pull the permits for your project, you need to consider the consequences. Ultimately the party who pulls the permit is responsible for the work to be done in accordance with the Universal Building code. Homeowners who do not have the proper permits pulled for a project have had issues with refinancing, insurance for property, resale values decreasing, additional city and/or state fines and even sometimes facing having to redo the entire project. Therefore, if the contractor did not pull the permit, they are not responsible for the work, you are. A contractor must be licensed in order to obtain a permit. This is why it is so important to hire a licensed contractor.

GAF Shingle Options

GAF provides several different types of shingles for homeowners to choose from when replacing their roof. One of our recommended products is the GAF Armor Shield II Impact Resistant shingle. Some benefits of an Impact-Resistant Roof are UL 2218 Class 4 impact rating, meaning the shingles are better able to withstand the impact of a 2-inch steel ball than standard architectural shingles, possible discounts on your home insurance, and potential Increase in home resale value. Installing a new GAF Timberline impact-resistant roof may help increase your home's value if you're located in an area prone to hail.
