A common problem found on many existing roof systems are bathroom vents that are not properly exhausted. Bathroom exhaust fans must be vented out of the attic to prevent mold, moisture damage, and ice dams. Installing a dedicated vent with a damper on your roof along with an insulated duct in the attic which connects the bathroom fan to the roof vent installed on the roof, is the best solution for this problem. We often come across improperly vented bathroom vents blowing air into the attic unvented trapping moisture and heat in the attic. This easy correction is often overlooked by many roofing contractors who do not perform an attic inspection with their roof evaluation.

Why vent your attic? Venting the attic space will allow hot air out during summer months lowering the temperature by up to 55 degrees. This also moves moisture out of the attic that has escaped from the house, such as moisture from cooking, showers, and humidifiers, helping to prevent damage or mold. A properly vented attic can also lower utility bills and prevent your roof from prematurely failing. An attic inspection is recommended to be completed during any roof evaluation. During this process, we will evaluate your home’s existing attic ventilation and insulation, checking for any damaged roof decking, mold, or delamination that may be able to be seen from the attic.

Permits are a necessary part of getting your roof replaced. If your contractor has asked you to pull the permits for your project, you need to consider the consequences. Ultimately the party who pulls the permit is responsible for the work to be done in accordance with the Universal Building code.
